Dubai Property Market Holds Steady as Launches Multiply
Dubai's housing market shows measured softening on pricing even as developers and brokers roll out a packed calendar of new project launches and viewings.
Market Snapshot
Dubai Land Department figures as of 14 October 2026 put the median transaction price at AED 1,688 per square foot, with 32,870 sales recorded over the past 90 days. The annual comparison shows a modest 1.7% pullback, suggesting the market is consolidating after a prolonged run-up rather than entering a sharp correction. Transaction volumes remain substantial, indicating buyer and investor appetite is intact despite the slight pricing adjustment.
New Launches Target Distinct Buyer Segments
Developer activity continues at pace. Cosmo Developments has opened presale registration for Marlin Icon, with a Q4 2030 completion date and entry prices from AED 1.63 million, backed by an AED 50,000 expression-of-interest deposit and flexible payment terms aimed at early-stage buyers. Separately, Samana is preparing a new project along Sheikh Zayed Road in Jebel Ali Downtown, capitalising on proximity to an operating Metro station and the Palm Jebel Ali development, a location likely to appeal to investors focused on long-term infrastructure-driven growth.
Design and Lifestyle Positioning Gain Traction
Lifestyle-led branding remains a differentiator in a crowded launch pipeline. Octa Properties and Tomorrow World Properties will unveil The Bay Interiors by Missoni on 15 October at Octa's Dubai Hills headquarters, pairing fashion-house design credentials with residential product. DIA Developments is hosting an open house for Luz Ora Residences on 20 October on Dubai Islands, giving prospective buyers direct access to the project ahead of wider marketing. Meanwhile, Imtiaz is positioning Kore around wellness-focused amenities, with an online broker tour scheduled for 15 October to introduce agents to its movement, nutrition and recovery concept.
