Dubai's residential market remains remarkably stable heading into the final quarter of the year. Dubai Land Department figures put the median price at AED 1,696 per square foot, with a modest 1% year-on-year dip suggesting the market has settled into a more measured pace after several years of rapid appreciation. Activity, however, continues at scale: 33,334 transactions were recorded over the past 90 days, underscoring sustained buyer engagement even as price growth cools.
Branded Living Expands Beyond the Core
IRTH Development is preparing to introduce Rove Home The Greens, a boutique mid-rise scheme expected to launch in late October or November. The project will bring roughly 200 Rove-branded homes to the established Greens and Barsha Heights corridor, extending the hospitality-inspired residential concept into a well-connected, amenity-rich part of the city. The launch reinforces Al Wasl's positioning as one of Dubai's most exclusive low-rise residential enclaves, catering to buyers seeking privacy and scale close to the city centre. Meanwhile, on Dubai Islands, DIA Developments will host an open house at Luz Ora Residences on Thursday, 1 October at 10:30 AM, giving prospective buyers direct access to the waterfront project ahead of further sales activity. Such events remain a common tool for developers to build buyer confidence and gather early interest as new island communities continue to take shape.
