Transaction Activity Remains Firm
Despite the slight softening in price per square foot, buyer engagement continues at pace. DLD recorded 35,343 sales transactions over the past 90 days, underscoring sustained liquidity across both ready and off-plan segments. This volume suggests that affordability adjustments, rather than any pullback in demand, are helping keep the market accessible to a broader pool of buyers, from end-users to yield-focused investors.
Regional Pipeline Widens Buyer Options

Abu Dhabi-based Aldar has unveiled plans for Talay Beach, a coastal masterplan targeted for completion by the fourth quarter of 2030, supported by a 50/50 payment structure designed to ease upfront capital requirements. Alongside this, Aldar is preparing to launch Talay Villas within the Marsa Al Saadiyat waterfront district, comprising 167 villas ranging from four to six bedrooms, with entry pricing from AED 13.5 million ahead of a public launch later this month.
