On an annual basis, prices moved just -0.5%, pointing to a market that continues to consolidate rather than swing sharply in either direction. The steady transaction volume suggests buyer activity remains healthy even as pricing stabilises.
New Launches and Presales
Developer activity remains brisk despite the flat pricing backdrop. Al Ghurair opened presale registration for Tessera in Dubai South, offering two-bedroom units from AED 2 million on a 35/65 payment structure, with handover targeted for Q2 2028. In Jumeirah Village Circle, Object One introduced Sky Level 1, a one-bedroom-led project starting at AED 968,470 and slated for completion in Q2 2029. Reef Luxury Developments also launched presales for Reef 995 in Dubai Land Residence Complex, spanning studios through three-bedroom layouts. Beyond the emirate, Aldar unveiled Sei Saadiyat on Abu Dhabi's Saadiyat Island, priced from AED 2.95 million with a 50/50 plan, underlining continued investor appetite across the wider UAE.
